How shared systems carry odor

Older apartment buildings sometimes use shared vertical exhaust shafts for bathrooms, and many buildings run plumbing in chases that pass every floor. Birds nest in roof-top exhaust caps, and rodents travel in chases. When one dies inside, the smell enters every unit connected to that shaft or chase, often worst on the floors nearest the carcass.

Newer buildings usually give each unit its own exhaust ducts, but they run close together through ceilings and walls, and the exterior caps cluster on one wall or the roof. A bird in one duct can still be confusing to locate.

Narrowing it down

  1. Turn your exhaust fan on and off.If the smell surges when your fan is off and drafts flow back down, the source may be in a shared shaft rather than your duct.
  2. Compare with neighbors.Ask units above and below whether they smell it and where. A vertical pattern points to a shaft or chase.
  3. Look at the exterior caps. From the ground or a balcony, look for nesting material or birds entering vent caps.
  4. Report it together.Send the manager a short combined report listing affected units and the vent or wall involved.

Questions for the building

  1. Do the bathroom exhausts in this stack share a shaft?
  2. When were the roof or wall caps last inspected and screened?
  3. Has bait been used in the building recently?
  4. Who will access the shaft or chase, and when?

When the building has to act

Residents can describe the smell and report it, but shared shafts, roof caps and chases usually belong to the association or building owner. Once the source is found, the repair should include screening or replacing the cap so birds and rodents cannot get back in. For residents, the main tasks are keeping their own fans and windows managed while the building works, and following up in writing until the problem is closed out.

Buildings with repeated vent problems benefit from a regular check of roof caps each spring.

Common questions

Is the HOA responsible for shared vents?

Shared shafts and roof caps are usually common elements, but each association's documents define it. Ask in writing.

Can a dead bird in a shared shaft affect air quality?

It mainly causes odor and flies. Keep fans off if they pull the smell in, ventilate with windows, and report it so the shaft is cleared.
